Additional Inspection Services

Pre-Listing Inspection
To sell a home quickly and confidently at a price you’re comfortable with, it’s important to have the home inspected before you make the listing. We’ll thoroughly assess the condition of the property, providing a detailed report of our findings that will go over any deficiencies we encountered. You can then take action to correct these deficiencies if desired so that existing issues won’t affect the outcome to negotiations with prospective buyers.

New Construction Inspection
This inspection service involves a detailed assessment of a home’s condition at a time prior to the builder’s final walkthrough. Conducting an inspection at this time enables us to identify deficiencies that a buyer will most likely want to have addressed before signing off on the final terms of purchase.

New Construction Phase Inspections
By inspecting new construction at multiple phases in addition to a pre-final walkthrough, we can keep tabs on the quality and condition of construction throughout the build. We can inspect the property from the time the concrete is initially being poured, to drywall installation, and at any other phase that you would like for us to be there. If we happen to find defects during any of these inspections, it will be significantly easier and more timely for the builders to correct the issue there and then rather than having to backtrack.

Re-inspections
In the event that the seller of your prospective home has agreed to project or repair requests you submitted, we can return to the property once the work is done to confirm that previous issues have been resolved and that the repair work did not result in damage to other components. This is a partial home inspection that will focus solely on the areas that have been worked on after our initial full home inspection revealed defects or other safety issues.

11th Month Warranty Inspection
If you’ve recently closed on a newly constructed home, chances are the builder’s warranty is going to expire within one year. Before that happens, we can arrive at the property to perform a comprehensive inspection of the readily accessible areas. This enables us to collect information about repair and maintenance issues that have emerged that could qualify for some level of reimbursement in accordance with your home’s warranty.

Home Maintenance Inspection
For this inspection service, we’ll thoroughly inspect your home to look for existing maintenance issues that you’ll need to address in order to maintain or restore the property’s good condition. These potential issues can range from simple fixes such as filter changes to more extensive repair projects, and we’ll give you all the information you need to start addressing the home’s maintenance needs as soon as possible.
